A full transport assessment will accompany the planning application. The site generates a level of traffic movements currently due to its employment use. The data centre use is expected to generate significantly fewer daily vehicle movements compared to existing or industrial uses.

A sustainable drainage scheme will be provided to manage rainwater in an environmentally responsible way and reduce the risk of flooding. As well as managing surface water, this approach can enhance biodiversity, support planting and landscaping, and improve the overall appearance of the site. The final drainage design will depend on the chosen end use.

It contains computing and storage systems such as servers, routers and security infrastructure, and plays a key role in supporting cloud computing, online services and digital applications for the UK.

No. A data centre proposal for the site would include its own on-site energy infrastructure to meet its power requirements.

The Slough Availability Zone is a strategically designated area for large-scale data centre and industrial development, supported by planning frameworks and high-quality infrastructure.
The zone already includes a cluster of over 19 data centres and associated infrastructure, supporting around 1,000+ data-enabled jobs, approximately 200 local service jobs, around £500 million in construction and installation investment, and about £150 million in annual direct and indirect economic value. -
Yes. Sustainability is a key focus of the proposals and will be embedded in the design and construction of the development. Our approach is informed by our Net Zero policy and includes:
· Targeting a BREEAM ‘Very Good’ rating
· Achieving an EPC Rating A
· Working towards net zero construction
· Meeting Biodiversity Net Gain (BNG) requirements (typically at least 10%)
· Using sustainable and responsibly sourced materials
· Retaining existing trees wherever possible
